End of Lease Cleaning Checklist: What Property Managers Actually Inspect

Moving out is stressful enough without having to worry about whether you'll get your bond back. The good news? Property managers are generally looking for the same things every time — and if you know what those things are, you can make sure nothing gets missed.
Here's a room-by-room breakdown of what property managers typically inspect at the end of a tenancy, and how to make sure your property passes.
The Kitchen
The kitchen is usually the most scrutinised area in any end of lease inspection. Pay close attention to:
Oven, grill, and stovetop — grease build-up is one of the most common reasons bonds are withheld
Rangehood and filter — often forgotten, always checked
Inside and outside of all cupboards and drawers
Benchtops, splashback, and sink
Behind and underneath appliances if accessible
Bathrooms and Toilets
Shower screen and tiles — soap scum and water marks are closely inspected
Grout — mould or discolouration is flagged
Toilet, including under the rim and behind the base
Vanity inside and out
Exhaust fan
Living Areas and Bedrooms
Carpet vacuumed thoroughly — stains should be treated or disclosed
Hard floors mopped and free of marks
Walls — scuff marks, nail holes, and crayon should be addressed
Skirting boards and door frames
Window sills and tracks
Blinds and curtain rails
General Throughout the Property
Cobwebs removed inside and outside
Light fittings and switches
Internal windows cleaned
Doors and handles wiped down
Garage and outdoor areas left tidy
